The major reason why you want to build a wordpress template site is because you want to get more backlinks to your site. Of course, you can also use the site to make money from adsense and do affiliate marketing. However, backlinks should be the number 1 reason.
If you look at all the free wordpress templates site, the function is very simple. Most of them are running using wordpress itself. A lot of them are just collection of themes. However, for some wordpress template sites, they are building for SEO purpose. The website will allow people to download the free wordpress template so people can install the theme. At the bottom of the theme it will hard code a link with the SEO purpose to point back to their sites. Sometime the theme will even call back to the server to get the latest links. However, for small guy with a website which nobody even hear of. How can we promote our websites to the top of the search result?
Remember, Page Ranking is nothing. Organic search result position is everything. If your website is Page Ranking 5 but when I search for the keywords, you are page 2 or 3, the traffic is still will not get you a lot of sales. So, the goal is high in organic search result. Good Page Ranking will help. But it is better to be page 1 on the keyword search instead of high page ranking.
So, small guys like us, we need to build the backlinks. A lot of way to increase your backlinks count. However, make sure couple things:

You can always ask them but nobody will listen to you and do link exchange will you. Save the engine. The easy way is just to buy your way in. Go to the link broker and buy it. You pay a price and it get the job done. Simple.
